Abstract

Real Estate Portfolio Management is a complex process that requires strategic planning, data analysis, and effective risk management. This Master’s thesis examines the risks associated with real estate management, development, and sales, as well as the strategies that can be implemented to mitigate risk and optimize returns. In the first chapter, an introduction to real estate portfolio management is provided, along with an analysis of the key risks that may arise in an investment portfolio. The fundamental principles of portfolio management and the factors affecting portfolio performance are also discussed. The second chapter focuses on portfolio management and different types of risks. It begins with an introduction to portfolio analysis and methods for evaluating investment choices. The chapter then explores financial management risks, such as market fluctuations and liquidity constraints. Additionally, it examines risks related to real estate development and investment, including financing uncertainties, demand fluctuations, and construction risks. The third chapter emphasizes data analysis and real estate management strategies. First, the dataset used in the thesis is presented. The chapter then examines the impact of property type and location on acquisition price. Furthermore, it explores management strategies such as selecting the appropriate investment model, addressing natural disasters, and reducing risk through bulk sales. The fourth chapter focuses on financial management and risks associated with real estate sales. It analyzes the overall portfolio performance in terms of profitability or losses and examines the role of a company's assets in its overall investment strategy. Finally, the fifth chapter presents the key findings of the thesis. The main points derived from the analysis are summarized, and strategies for effective risk management and investment performance improvement are propose.
