Housing, as a fundamental human right and an integral component of social welfare, has become increasingly inaccessible in Greece, evolving into a significant socioeconomic issue of the last decade. This paper presents a critical examination of housing affordability, analyzing the complex interplay of socioeconomic and macroeconomic factors that govern access to the housing market. Covering the period from 2008 to 2024, the research traces the evolution of the Greek housing landscape through the financial crisis, its subsequent gradual recovery, and the current era of intense market pressure. Through the analysis of secondary data and a review of academic literature, the study evaluates key determinants that collectively shape the housing reality: from income disparities and inflation to investment trends and the aging building stock. The evidence points to a multifaceted crisis, fueled not only by market volatilities but also by systemic predicaments within the Greek context, such as the lack of a structured, sustainable housing policy and critical underinvestment in the housing sector. By identifying the root causes of housing inequality, this thesis concludes with a forward-looking policy framework, advocating for a holistic and socially equitable housing approach, purposed to reinforce both long-term economic resilience and social cohesion.
