The subject of the present thesis is investments in the real estate sector in emerging markets. It aims to highlight the unique characteristics of the market, the offered advantages and also the potential challenges that the investor may face and the strategies that he could adopt. The study analyzes the key factors that determine investment attractiveness: demographic data, existing infrastructure, environmental policies, and technological progress, while also examining the various types of real estate (residential, commercial, tourist, industrial) as investments.
Its focus lies on three primary geographic regions: Southeast Asia, Latin America, and Africa, where macroeconomic and microeconomic indicators related to the real estate market are analyzed. Also, contemporary economic and social phenomena are examined, such as urbanization, the formation of the middle class, and increasing environmental awareness, and how these influence the specific market.
Except these, various targeted strategies are analyzed, such as market analysis, collaboration with local stakeholders, and long-term planning. Additionally, indicative case studies are presented and analyzed: tourist real estate in Southeast Asia (CapitaLand in Vietnam) and commercial real estate in Latin America (Brookfield in Brazil).
In conclusion, the importance of adaptability, the value of effective risk management and local knowledge, as well as the need for alignment with international sustainability standards, are highlighted. Finally, suggestions are made for future research, such as the quantitative analysis of returns and the examination of social impacts.
