This doctoral dissertation systematically investigates the strategies and policies that shape investment decision-making in the tourism sector, with a particular focus on Tourism Real Estate and Mixed-Use Developments. Within a complex and dynamically evolving institutional and market environment, the study reconceptualizes tourism investment not merely as an economic transaction but as a strategic hub of governance, social legitimacy, and multidimensional value creation.
The methodological approach follows an inductive reasoning process, combining solid theoretical grounding with primary empirical evidence based on quantitative analysis. The research was conducted through targeted sampling of 1,200 Greek enterprises operating in the fields of real estate, the hotel industry, and mixed-use developments. A total of 389 responses were collected, of which 354–360 were deemed valid and were utilized in the statistical analyses depending on the specific research question.
The analysis incorporates Exploratory Factor Analysis (EFA), Kruskal–Wallis H test, Spearman’s rho correlations, and multivariate regression analysis, aiming to uncover strategic patterns and critical success factors.
The findings reveal that strategic adaptability, innovation, and active stakeholder engagement significantly enhance investment effectiveness in terms of both financial performance and sustainability. Particular emphasis is placed on the integration of ESG indicators and the adoption of multi-criteria evaluation tools that incorporate environmental, social, and institutional criteria into strategic planning.
The dissertation proposes a novel conceptual model for strategic investment, viewing tourism real estate assets as dynamic systems of transformation rather than static financial holdings. Its originality lies in the synthetic integration of theory, methodology, and practical insight, contributing to both academic literature and applied strategy. Ultimately, the research redefines strategic management in tourism as a field of socially responsible and long-term sustainable decision-making, enriching the transformative scientific dialogue on the future of tourism investments in Greece and internationally.
