This thesis examines the feasibility of establishing and operating a sustainable tourism accommodation unit on the island of Kythnos, approaching the issue through the lens of sustainable tourism development and financial performance. The study is structured as a feasibility analysis and is accompanied by a comprehensive Business Plan, aiming to investigate whether, and under which conditions, environmental responsibility can be combined with financial viability.
The theoretical framework reviews key concepts related to sustainable tourism, circular economy principles, and internationally recognized sustainability standards, while also addressing contemporary challenges that necessitate a transition toward more responsible development models. The current state of the tourism market is analyzed at both international and local levels, identifying opportunities for strategic differentiation and assessing key risks associated with demand uncertainty, natural resource constraints, regulatory factors, and operational challenges.
The integrated Business Plan translates theoretical insights into a practical investment evaluation tool. It includes cost–benefit analysis, projected cash flows, financial performance indicators, risk analysis, and an assessment of environmental, social, and economic impacts. The potential utilization of financial instruments and public subsidies is also examined as part of the funding structure.
The findings suggest that environmental responsibility and economic profitability can coexist, provided that realistic assumptions, strategic positioning, and systematic risk management are in place. The case of Kythnos highlights both the opportunities and limitations of implementing such a model in small island destinations, contributing to the broader discussion on sustainable tourism development in Greece.
