This thesis examines, through the method of literature review, the impact of climate change on a sector that is significant, in terms of economy, society, and environment, namely the Real Estate sector. The analysis focuses on the regulatory framework governing the sector and its connection to climate change and the broader ESG framework, as well as the direct and indirect impacts observed in the Real Estate Market. The direct impacts primarily concern property values that have been affected or are located in climate-vulnerable areas and the implications that may arise for the insurance of these properties. The indirect impacts examined in this thesis concern the changes in consumer preferences, climate migration, and the shifts observed in the sectors of real estate financing and valuation. Furthermore, the study refers to certain frequently observed technologies and methodologies aimed at climate change mitigation and adaptation.
Particular emphasis is also placed on another sector closely linked to the Real Estate Market, namely the Insurance sector, which is also experiencing changes due to the increasing frequency and intensity of environmental phenomena. Consolidated conclusions, limitations and suggestions for future research are presented at the end of the thesis.
