The main goal of this dissertation was the economic and technical analysis and evaluation of the establishment of a new data center business in Thessaloniki. This dissertation’s aim was to investigate the viability of a modern data center, which can meet the European requirements for energy efficiency, cybersecurity and compliance with the ESG criteria. In order to achieve this goal, economic and technical data were utilized, while subsequently, an economic and technical evaluation followed, which was supported by the NPV, IRR, ROI and Payback Period indicators. At the same time, a technical study of the infrastructure had been carried out. It concerned electrical power, cooling, network architecture and security. The final results showed that the specific project had a total CAPEX of € 13,2 million and presents an NPV of €2.29 million, an IRR of 13.5% and a payback period of 49 months. This result confirms the fact that this is an attractive investment. In fact, the energy efficiency (PUE 1.6) and compliance with the EU Taxonomy and CSRD standards further enhance this specific project’s attractiveness and sustainability. It is therefore concluded that a data center’s establishment contributes to the development of a regional data hub for Southeastern Europe. It does so, under the combination of technological innovation, economic efficiency and the required environmental responsibility, too.
