This study presents a comprehensive business plan for the establishment and operation of an agritourism unit in the region of Apokoronas, Chania, on the island of Crete. The objective of the analysis is to assess the feasibility, viability, and strategic development of an investment that combines hospitality with local agricultural production, immersive tourism experiences, and principles of socially responsible entrepreneurship.
The study begins with an external environment analysis using PEST and SWOT frameworks, evaluating the political, economic, social, and technological factors influencing the project. It further explores the marketing strategy, site selection, raw materials, equipment, organizational structure, human resources, and financial aspects. Special emphasis is placed on integrating ESG (Environmental, Social, Governance) criteria, positioning the unit as a model of green and socially responsible entrepreneurship.
The financial analysis demonstrates the viability of the project, showing a positive Net Present Value (NPV), a satisfactory Internal Rate of Return (IRR), and a relatively short payback period. The sensitivity analysis confirms the project's stability even under uncertain conditions. The social dimension is strengthened through hiring from the local community and integrating vulnerable groups, while the environmental strategy includes circular economy practices, natural resource conservation, and the use of renewable energy sources.
The study concludes that the agritourism unit can serve as a model for sustainable tourism development in Crete, delivering multiple benefits for the local community, economy, and cultural identity. The implementation of this investment is recommended as a tool for green transition and social cohesion in rural areas.
