Historically, real estate has been considered a safe investment, providing protection against inflation and various political and economic crises. The housing market is particularly important for Greek households and has consistently yielded satisfactory returns, but it causes investment insecurity due to significant costs that depend on inflation and institutional factors that cannot be predicted. This insecurity is to be covered by real estate investment companies (REITs), which expand the real estate market. In this way, small investors are given the opportunity to invest in large real estate portfolios without the dividends being taxed, while at the same time reducing the risk of capital loss from owning a property, thanks to portfolio diversification. Despite this, the uncertain macroeconomic environment could potentially affect the various categories of investment properties, even for REITs. This thesis concerns the analysis of the real estate market, real estate investment companies and their interdependence with the cycles of the economy, with the ultimate goal of drawing conclusions about the reliability of each investment.
